This is rarely a good decision. The tax on an exchange is deferred into the future and infinite. Tax is only owed when an investor sells outright instead of performing and exchange. Investors can continue to exchange properties as often and for as long as they wish, thus moving up to better investmnets and postponing the taxes for increased income and larger investment holdings.&lt;br /&gt;&lt;br /&gt;If someone dies before selling his or her property, th IRS waives the capital gain tax completely. Under the IRS rules heirs receive what is know as "stepped-up basis". The basis value of the property, for purpose of calculating capital gain, is the value at the time of the Exchangers' death. If the heirs sell the property the day after they have inherited it, they will have little or no taxable gain.&lt;br /&gt;&lt;br /&gt;Unlike playing Monopoly, real estate investors need not depend upon a "roll of the dice" to pass Go and collect more money. No, it is not a code word for target employees when a customer returns and item. A 1031 exchange is simply when an investor sells and investment and purchases a "like kind" investment for equal or greater value along with an equal or greater value mortgage. After selling your investment you must identify 3 like kind properties within 45 days and close on one of those investments within 180 days. Sound simple? Some exchanges can become quite complicated and if you are not working with sound professionals you may end up loosing in the end. First I passed my real estate exam again! Second I found a great broker to work with/for/alongside. It has been a great couple of months to say the least. &lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;The most challenging part of becoming a Real Estate agent is not taking the test, but finding the right broker to work for. I thought I would pass the test, join a broker and start closing transactions. WRONG! After passing my test I began to receive many letters and postcards from brokers around town. I told my wife I was well sought after since I passed my test. Little did I know that everyone received the same postcard that passed the real estate exam. After interviewing 5 brokers and telling them all I work for them I decided to go with Zip Realty. It seemed like a good fit at the time. However, my gut feeling told me other wise. After signing up and going through their training for a week I decided to speak with a man I admire in real estate. The reason I admire him is because he has a successful brokerage in Newport Beach. He told me I needed someone to mentor me and that I should not just join any broker. He told me about Wayne Smith at Corona &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;del&lt;/span&gt; Mar Properties in Corona &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;del&lt;/span&gt; Mar.
